Seaside Harbor Apartments is in Virginia Beach, Va., in the heart of the ViBe Creative District and just blocks from the oceanfront. This once-historic area of Virginia Beach needed reinvigoration and was a focal point of redevelopment for the city. Seaside's design perfectly aligns with the other transformative projects being developed in the ViBe district and provides high-quality affordable housing that helps enhance the quality of life for citizens, stimulates economic development and increases real estate values. In developing Seaside Harbor Apartments, Steve Lawson, chairman of Lawson, had a unique vision to provide much needed first-class quality workforce housing near the oceanfront and fill a housing gap for individuals with developmental disabilities — all while benefiting a local charity, Samaritan House. Lawson paid market price for this community and partnered with the non-profit seller, Samaritan House, as a co-developer and co-general partner. Seaside Harbor replaced 39 aging, affordable housing apartments with 76 new units, of which 25% serve residents at 40% area median income (AMI), with the remainder of the units dedicated to residents at or below 60% AMI. Lawson's design and construction activities followed "green" energy-efficient standards to obtain an EarthCraft Certification. The unique aspect of this community is its focus on inclusiveness. Fifteen percent of the units are reserved to house individuals with developmental disabilities, and 25% of the units are fully ADA accessible. The community additionally partnered with Hope House to provide supportive services for the developmentally disabled. Seaside's mission to provide quality affordable housing to disabled residents and the service industry at the oceanfront has been well received by the surrounding ViBe Creative District, local and state officials. Our property management staff continues to hear overwhelming resident appreciation of Lawson's creation of such a high-quality apartment home for them at the oceanfront.
