Project Statement:
Surge Homes' Parc at Midtown was designed to provide an answer to one of Houston's biggest housing dilemmas: how could a Millennial afford to buy in Midtown - the most sought-after neighborhood for this group of buyers - when all available new homes were $325,000 and up? Midtown is a dynamic, walkable neighborhood filled with restaurants, entertainment and parks, and is located just three blocks from downtown. However, the only option for those seeking to live there was to rent. Rental prices were very high, and that prevented most tenants from putting money aside for an eventual purchase. Surge Homes saw the need and came to the market with an undeniably innovative solution: A multi-phased, gated, master-planned community that offers space-efficient condos available in a variety of floor plans that serve different buyers within the millennial market segment. Parc at Midtown is a mix of condominium concepts, all surrounding a 5,000-square-foot private park for residents. All homes are designed for space efficiency - and with a range of parking solutions - allowing for a lower-than-market price for potential homebuyers. Condominium Type 1: Single-loaded walk-up building. Micro Condos: one-bedroom homes (one parking spot under carport close to the building). Sky Townhomes: two-story, two-bedroom homes with balcony on each floor (two tandem parking spots under building) Condominium Type 2: Single-loaded building with elevator. One- and two-bedroom homes (one parking spot either under building or carport); two-story penthouses with bedrooms on the first floor and living/dining/kitchen on the second floor. Three-story townhomes with enclosed private yards (two parking spots in closed but not separated garage) or with enclosed private yards that open onto the community park (two parking spots in closed and separated garage)
